Can we clarify what the return indicates in the listings?
The blue return percentage doesn’t say what it is exactly - cash on cash, cap rate, something else? Could this be a return calculated based on user’s preferences (e.g. I say I always plan brrrr with 75% ltv, maybe someone wants to buy all cash, the return% should be different).

We are always trying to adjust our language for our website to adjust for our expected user personas. We find that our users who are not as acquainted with investing concepts find terms like ‘cash on cash’ and ‘cap rate’ off-putting and confusing. We also understand the need to cater to users like yourself who are more knowledgable and appreciate the clarity of proper diction. We are still trying to find a good balance between these and are still in a design phase on this subject. For your reference, property card returns are always cap rates. For multi family, I believe the displayed cap rate is from our ‘market rent’ scenario. If you open a property summary page of a listing by clicking on it, the difference is more clear as the displayed values are shown as ‘cap rate’ or ‘cash on cash’ depending on if you enabled financing or not.
